Fabric Lofts

From factory floor to front door.

Fabric Lofts is a visionary adaptive reuse concept by Upland Architects that reimagines a former spindle and thread mill in Fall River—a City once thriving at the heart of America’s textile industry. As part of our Unbuilt Architecture portfolio, this project reflects our studio’s commitment to honoring historic context while crafting livable, design-forward environments.

 

This speculative design proposed the transformation of the existing industrial structure into a mixed-use residential community, combining condominiums and rental apartments within a preserved architectural shell. Once a site of mechanical rhythm and thread production, the mill is envisioned as a place of vibrancy, comfort, and belonging.

 

Key features of the design include:

  • Private-Entry Condominiums with Balconies: Select residences were designed with their own exterior entrances, expansive windows, and private balconies—fostering a strong connection between residents and the surrounding urban fabric.

  • Apartment Units with Shared Amenity Spaces: Rental apartments were arranged along efficient interior corridors, anchored by shared lounges that encouraged social interaction and community.

  • Restored Historic Exterior: The building’s original brick façade and architectural chimney were preserved and enhanced with new bay windows, subtle signage, and materials that nodded to the site’s industrial legacy.

  • Material Authenticity: Interior finishes embraced the raw beauty of the original structure—featuring exposed brick, wood beams, and metal accents that celebrated the building’s heritage.

The exterior layout emphasized street-level engagement, inviting activity and interaction along the sidewalk, while the interior design brought in warmth and functionality without compromising the integrity of the historic structure. The result was a concept that preserved Fall River’s industrial DNA while introducing new life and opportunity to the site.
